Security Guard Services Built Around Site Control

Six services Majestic Security Forces Sdn. Bhd. can staff and supervise properly, not a catalogue we could never roster. Tell us the property and we will tell you which of them it needs, including the ones it does not. Every service below has a full page of its own.

Core Service

  • Attendance confirmed at every changeover
  • Uniform and grooming checked at line-up

Incident Response

A break-in, a fire alarm, a lift entrapment or a fight at the gate reaches management the same hour. You hear it from us before a resident posts it in the building WhatsApp group.

  • Guards trained in first aid and fire response
  • Written incident report with photo evidence
  • PDRM or Bomba dan Penyelamat called when the case needs it

Peak Hours

Traffic and Parking Support

Most of the complaints a committee hears come from the two peak hours a day when the gate backs up. Those hours are staffed on purpose.

  • Boom gate queue control at morning and evening peak
  • Visitor bays and loading activity managed
  • Bomba accessway kept clear, offenders recorded not argued with

Documentation

Written after we walk your property, not copied from the last contract. This is the document that decides how a stand-in guard behaves at 3am.

Higher-Risk Posts

Armed Guard Deployment

For assignments where the risk profile calls for it, armed posts are arranged under the firearms licensing conditions that apply to that site. Scope, post orders and the escalation chain are agreed in writing before anyone is deployed.

Most residential work neither needs nor wants an armed presence. For a condominium or gated community the honest answer is usually a well-supervised unarmed deployment with disciplined access control, and that is what we will recommend rather than sell you up a tier.

Not sure how many guards your property needs?

Send the property name, how many entry points you have and the shift pattern you run now. You get back a written proposal with the guard count, the roster and the monthly figure. If two posts do the work of three, we will say so in the same message.

02Properties We Guard

Where responsive management and real site control are worth paying for: Joint Management Bodies and Management Corporations formed under the Strata Management Act 2013, the managing agents who report to them, and commercial tenants who need the same discipline after hours.

  • Resident safety and parcel handling
  • Lobby and guardhouse duties

  • Shift discipline

03Why Majestic

Why Choose Us as Your Security Company

Manpower is the easy part. Control is what a committee is buying. Here is the gap most JMB and MC committees describe when they move to a new security company, and what Majestic Security Forces Sdn. Bhd. does about each one.

Common Client Concerns

  • Late or absent guards
  • Posts left empty over Hari Raya and Chinese New Year
  • Generic post orders that ignore the property
  • Weak supervisor follow-up
  • Incomplete reports at committee meetings

Our Focused Response

  • Direct management access, not a call queue
  • Shift attendance confirmation at every changeover
  • Site-specific SOPs written per property
  • Relief and replacement escalation
  • Monthly review with corrective action recorded

We grow carefully, not carelessly.

04Guard Screening

How a Security Guard Reaches Your Guardhouse

Six checks stand between a manpower supply channel and your pondok pengawal. Skip any of them and a security guard company ends up putting a guard on your gate who cannot handle an angry owner at 2am.

Personnel File Standard

Identity and work-status documents, employment form, emergency contact, training record, site-induction form, uniform issue, attendance history and performance notes. Open to audit by the JMB, Management Corporation or your managing agent at any time.

  1. 01
    Manpower Supply

    Source

Approved and documented manpower channels only, with no informal sub-supply and no borrowing bodies from another site to cover a gap.

  2. 02
    Documentation

    Verify

Identity, work eligibility and supporting documents checked against the originals before a security guard is put forward for any post.

  3. 03
    Suitability

    Interview

Attitude, discipline, language and customer handling, because a guardhouse in a condominium or gated and guarded community is a front desk as much as a security post.

  4. 04
    Vetting

    Screen

Background and reference checks where applicable to the post and the property, recorded in the guard's personnel file rather than done informally.

  5. 05
    Induction

    Train

Basic security training and induction completed before site deployment, never in parallel with it and never on your property's time.

  6. 06
    Deployment

    Match to Site

Guard matched to property type, the 12-hour shift pattern the post runs on, and the service the site needs, not whoever happens to be free that week.

05Guard Training

Security Guard Training, Then Induction on Your Site

A guard who knows security in general still does not know your gate, your contractors or who to call at 3am. Both layers are covered, then refreshed.

Basic Induction

  • Roles and responsibilities
  • Discipline and grooming
  • Security-law awareness
  • Communication
  • Report writing

Site-Specific Training

  • Visitor management
  • Patrol routes

Refresher Training

  • Fire and evacuation

06Supervision and Relief

Shift Supervision and Relief Guard Cover

What happens when a guard does not turn up is the question that settles most security guard company changes. The job is to stop a silent gap on a 12-hour shift, so an absence becomes a phone call to your property manager instead of an empty pondok a resident finds at 11pm. This matters most over Hari Raya, Chinese New Year and Deepavali, when balik kampung thins out every security company in the country at once.

  • Complaint escalation and corrective-action record
  • Monthly performance review
07Security Reporting

Security Reporting Your Committee Can Check

Start with evidence a committee member can read in five minutes before a meeting: attendance, patrol rounds, the buku log and a monthly summary. Where the site supports it, attendance records carry time, date and location. Full detail on the attendance and reporting page.

Attendance

Guard name, shift, clock-in and clock-out, location and status for every post.

Patrol

Checkpoint clocking, patrol route, time completed and photo evidence from the round.

Incident

Date, location, category, action taken and the follow-up that closed it.

Monthly Dashboard

Attendance, patrol, incidents, complaints and corrective action in one summary.

Operator monitoring camera feeds in a security control room
Camera monitoring and shift handover log

Monthly operations review before the client report

Privacy note. Resident names, identity card numbers, vehicle details and confidential client information are masked before any sample report or evidence is shared outside the site.

08Service Standards

Security Service Standards We Put in Writing

Every line below goes into the guarding contract, not only the proposal. Realistic standards hold. Overpromising creates complaints, then a motion at the annual general meeting twelve months later.

Relief and replacementTarget based on location and capacityRelief-guard record

Every service level agreement is set against site distance, manpower size, relief-guard availability, supervisor coverage and real operating capacity. Majestic Security Forces Sdn. Bhd. would rather agree a standard that holds for three years than one that reads well in a tender document and fails in month two.

11Coverage Area

Security Services Across Kuala Lumpur and Selangor

The KDN licence covers private agency work throughout Malaysia. Deployment is deliberately concentrated close to the Bandar Puteri head office, because a supervisor who can reach your site in twenty minutes is worth more than a national footprint on a brochure.

Puchong Bandar Puteri Bandar Kinrara Puchong Jaya Seri Kembangan Bukit Jalil Sri Petaling Taman OUG Subang Jaya USJ Shah Alam Petaling Jaya Cyberjaya Kuala Lumpur

Outside these areas, deployment is quoted against travel time, relief coverage and supervisor reach. We would rather decline a site than accept it on paper and staff it badly.

12Common Questions

Questions About Our Security Guard Services

If your question is not here, ask it directly. You will get a straight answer from someone who knows what it costs to staff a post properly.

Ask on WhatsApp
Is Majestic Security Forces Sdn. Bhd. licensed, and how do we verify it?

Yes. Majestic Security Forces Sdn. Bhd. holds private agency licence No. 02260252, issued by Kementerian Dalam Negeri under Section 3 of the Private Agencies Act 1971, covering classes 2(a) Kawalan Keselamatan and 2(b) Penyiasatan Persendirian. The current licence period runs from 1 January 2026 to 31 December 2026. Ask for the licence copy and the Companies Commission profile before you shortlist any agency, and check the licence is still inside its validity period rather than simply present.

How fast does a relief guard reach the site if someone does not turn up?

The site supervisor confirms the gap, operations is alerted, a relief guard is arranged and the client is told. The honest answer on timing is that it depends on the distance to your property, the size of the deployment and how much relief manpower that contract carries, so the target is agreed per site and written into the service standard rather than quoted as a single number to everybody.

Be careful with any security guard company that promises a fixed replacement time nationwide without asking where your property is or how many posts you run.

What should a compliant guard quotation include?

A continuous 24-hour post needs two guards on alternating 12-hour shifts, plus relief cover for rest days and leave. A rate that covers one guard per post is not a cheaper quotation, it is a different service.

Underneath the hourly rate sit the Minimum Wages Order, KWSP contributions, PERKESO, SIP, overtime under the Employment Act 1955, uniform, supervision and insurance. When a quotation comes in far under the others, ask which of those it left out. Committees usually find the answer is the contributions, which becomes the property's problem later.

Do you provide armed guards?

Armed posts are arranged for higher-risk assignments under the firearms licensing conditions that apply to each site, and are agreed in writing before deployment. Most residential work does not need or want an armed presence, and the honest recommendation for a condominium or gated community is usually a well-supervised unarmed deployment with disciplined access control.

What reports does the management committee get?

Your Joint Management Body or Management Corporation receives attendance with guard name, shift, clock-in and clock-out; patrol records with checkpoint clocking, route, completion time and photo evidence; incident reports with category, action taken and follow-up; and a monthly dashboard pulling together attendance, patrol, incidents, complaints and corrective action. Resident names, identity card numbers and vehicle details are masked before anything is shared beyond the site, which matters for any committee handling personal data under the Personal Data Protection Act 2010.

Can you take over from our current security company mid-contract?

Takeovers are normal work. The sequence is a site security assessment, then post orders written for the property, then guard matching and induction, then a start date coordinated with your existing notice period so there is no gap at the guardhouse. Send the current arrangement and the notice terms, and the handover is planned around them with your managing agent.

How many guards does our development need?

It comes from the number of posts you need manned, the hours each post runs and whether patrols are separate from static duty. A single entrance manned around the clock is a different figure from an entrance plus a roving patrol plus a second pedestrian gate at peak hours. The site assessment produces the count, the shift pattern and the relief requirement in writing, which is the form a JMB or MC committee needs to take to an annual general meeting for budget approval.

Do you cover properties outside the Klang Valley?

The licence covers private agency work throughout Malaysia, so it is possible. Whether it is a good idea is a separate question, and it is quoted against travel time, relief coverage and supervisor reach. Majestic Security Forces Sdn. Bhd. would rather decline a site it cannot supervise properly than win it and staff it badly.
